By submitting an application, the applicant: • Declares that the information on this rental application is true and correct & understands that false, inaccurate, and/or incomplete statements may result in rejection of this application and cause to deny tenancy. • Understands that submitted applications become the property of Performance Brokers Incorporated on receipt. • Understands that all persons or firms named in this application may freely give any requested information concerning the undersigned. Furthermore, the undersigned hereby waives all right to action for any consequences resulting from such contact, information or its transfer.. • Authorizes a third party (Screening Results Inc., Landlord Shield, or otherwise) investigation and release of the information on all statements contained herein to: Performance Brokers Incorporated, brokers and agents involved in a potential transaction, the principal, owner, manager, and landlord of property being applied on. Investigation may include, but is not limited to: credit check, criminal background, employment verification, & rental history, • Understands and agrees that Performance Brokers Incorporated and/or its principal and/or owner of the property will rely upon this rental application as an inducement for entering into a rental agreement. • Warrants that the facts contained in this application are true. If any facts prove to be untrue or incomplete, Performance Brokers Incorporated, their principal, and/or the current or future property management company, landlord, and/or owner may terminate tenancy immediately and collect from the undersigned any damages incurred and reasonable attorney fees resulting therefrom. • Has received the Missouri Broker Disclosure Form. • Understands that multiple applications may be processed, and that only an approved application, a lease signed by all parties, and a fully paid security deposit prevent the property from being rented to another party. • Failure to complete the entire application accurately can result in a denial of the application. Applications will not be pre-screened. The first month's rent will need to be paid prior to move in. Both the security deposit and first month's rent must be paid by cashier's check or money order. For properties that allow pets, there may be a separate pet fee and/or monthly pet rent. • Applicant is required to obtain any and all applicable governmental/municipal occupancy permits for tenancy. • Condominium Associations may have additional paperwork for the condominium association. • Applicant agrees to be bound and abide by any and all subdivision, municipal, and governmental bylaws, rules and/or regulations associated with property. The application fee is for the purpose of obtaining credit verification and background check, and, therefore, is non-refundable. Filing the application and the payment of the non-refundable processing fee does not guarantee the holding of the property for the applicant. |
